If you care about the quality of your new home, you should arrange a professional inspection to ensure all defects are identified beforehand. Every new house has faults. We can find them and provide the builder with a report for rectification.

Our handover inspection and detailed report highlight minor quality shortcomings, imperfections, general building flaws, and poor handiwork. The inspector generates the account after thoroughly examining all internal and external areas.

  • All external brickwork, walls, and cladding
  • Fascia, gutters, eaves, and roof areas
  • Window and door frames/glazing
  • Spaces under the house, if built on stumps
  • All internal walls, cornices, and ceilings
  • Doors, architraves, and skirtings

Once the build is complete and Form 21 has been issued, you can make the final payment, move in, and enjoy many happy years in your new home.

The builder should tell the client two to three weeks before the expected handover. They should also give the property owner notice at least five business days before practical completion.

The contractor will need to fix any minor defects or omissions noticed at handover as soon as practical, with the property owner providing reasonable access to the site. The contract may provide a specific timeframe.

The property owner should send the contractor a written list of flaws detected. The contractor and property owner should keep copies of all correspondence for their records.
